Airtech Helps Landlords Prepare for Awaab’s Law

Coming into effect this autumn, Awaab’s Law aims to protect social housing residents from the negative effects of damp and mould. This new legislation requires hazards such as damp and mould to be investigated and remedied to set timescales, therefore supporting residents to secure faster repairs and reducing health and safety risks. This new legislation adds further weight to the existing requirements under the Homes (Fitness for Human Habitation) Act 2018 where landlords have a legal requirement to provide rental properties that are fit for human habitation, including the need for effective ventilation and freedom from damp and mould. Condensation and mould can wreak havoc on housing stock and leads to poor indoor air quality (IAQ) which can have health consequences for households. As the energy crisis continues and households face rising bills, many vulnerable social housing residents are unable to afford adequate heating which worsens the issues of condensation and mould.
